Greenfield - 11451 40 Ave NW

Bylaw 17825 (November 28, 2016)

To establish a Site Specific Development Control Provision to accommodate up to four residential units in one building as sensitive infill.

This DC2 Provision shall apply to lot 19A, Block 63, Plan 6624NY; located at 11451 40 Ave NW, as show on Schedule “A” of the Bylaw adopting this Provision, Greenfield.

j. Freestanding On-premises Signs
k. Temporary On-premises Signs
a. The development shall be in general accordance with the Site Plan as illustrated in Appendix I.
b. The maximum number of Dwellings shall be 4.
c. The minimum Site area shall be 800 m2
d. The minimum Site Width shall be 20.0 m.
e. The maximum Height shall not exceed 10.5 m.
f. The minimum Front Setback shall be 6.0 m.
g. The minimum Rear Setback shall be 13.5 m.
h. The minimum Side Setback shall be 2.5 m
i. The Site Coverage of the principle building shall not exceed 33%.
j. A minimum Amenity Area of 30 m2 per Dwelling shall be provided.
i. Notwithstanding Section 46 of the Zoning Bylaw, Amenity Area may be provided within a Front Yard.
ii. Where Amenity Area is provided in the Front Yard, the Amenity Area shall be defined either through a decorative fence, or through landscaped elements such as planters, hedges and hard and soft surface treatments.
k. The minimum width and length of any at Grade Amenity Area shall be 3.0 m.
l. Private Outdoor Amenity Area shall be provided for the upper 2 Dwellings through the provision of balconies with a minimum area of 5.6 m2.
m. Each Dwelling that has direct access to Grade shall have a single entrance door or entrance feature facing a public roadway, other than a Lane.
n. In addition to the Landscaping requirements in Section 55 of the Zoning Bylaw, four trees shall be provided in the west Side Yard to provide screening from the Abutting Lot.
o. Signs shall comply with the regulations found in Schedule 59B of the Zoning Bylaw.
p. Urban Gardens shall comply with Section 98 of the Zoning Bylaw.
a. A minimum of 5 parking spaces and 1 visitor parking space shall be provided in accordance with Section 54 of the Zoning Bylaw, as illustrated in Appendix I.
b. A minimum of 4 bicycle parking spaces shall be provided.
c. No parking, storage, trash collection, outdoor service or display areas shall be permitted within the Front Setback.
d. Parking, storage and trash collection areas shall be located to the rear of the principal building, as indicated in Appendix I.
e. Trash collection areas shall be screened with a 1.8 m wood fence from any adjacent Sites or public roadways, other than a Lane, to the satisfaction of the Development Officer, in consultation with Transportation Planning & Engineering and Waste Services.
a. An Accessory building or structure shall not exceed 4.3 m in Height.
b. Site Coverage of Accessory buildings shall not exceed 12%.
c. Accessory buildings and structures shall be located as follows:
i. An Accessory building or structure shall be located not less than 0.9m from the Side Lot Line;
ii. An Accessory building or structure shall be located not less than 0.9m from a principal building and any other Accessory building or structure; and
iii. The minimum distance from the Rear Lot Line to a detached Garage where the vehicle doors face the Lane shall be 1.2 m.
d. A rear detached Garage shall be fully contained within the rear 12.8 m of the Site.
e. The maximum width of a rear detached Garage shall be 15.6 m.
f. The principle building shall be separated from a rear detached garage by a minimum of 3.0 m.
