Queen Alexandra - located on the north east corner of 109th Street NW and 79th Avenue NW

Bylaw 15236 (December 14, 2009)

To accommodate the development of a low rise apartment with a Density and Floor Area Ratio greater than the RA7 Zone, and establish development regulations to ensure compatibility with the surrounding residential development.

Lot 31, Block 173, Plan 072 8027 containing 0.147 hectare; located on the north east corner of 109th Street and 79th Avenue, Queen Alexandra, as shown on Schedule "A" of this Bylaw, adopting this Provision.

b. Minor Home Based Business
c. Residential Sales Centre
d. Fascia On-premises Signs
e. Projecting On-premises Signs
a. Apartment Housing shall be developed in accordance with the Site Plan as illustrated in Appendix I.
b. The elevations of the building shall be in accordance with Appendices II and III.
c. The maximum number of Dwellings shall be thirty (30).
d. The maximum Floor Area Ratio shall be 2.25.
e. The maximum building Height shall not exceed 14.0m nor 4 Storeys and the fourth Storey shall be set back a minimum of 2.0m from all sides of the building.
f. The minimum Front Yard shall be 6.0m.
g. The minimum Rear Yard shall be 7.5m.
h. The minimum Side Yard adjacent to 79th Avenue shall be 4.5m and 1.5m adjacent to the lane on the flanking Side Yard.
i. Parking shall be provided in accordance with Section 54 of the Edmonton Zoning Bylaw, and shall not be relaxed by the Development Officer.
j. Visitor parking spaces shall be provided in accordance with Section 54 of the Edmonton Zoning Bylaw, in the location shown on the Site Plan attached as Appendix I.
k. Landscaping plans shall be provided in accordance with Section 55 of the Edmonton Zoning Bylaw, to the satisfaction of the Development Officer.
l. Architectural treatment of all facades of the building shall create a unified building exterior. The building shall include the following design elements to reduce the perceived mass and add architectural interest:
 
i. articulation of the building façade;
ii. the use of recessions and projections, such as balconies, bay windows and entrance features; and
iii. the use of a variety of exterior building cladding materials and colours.
m. Trash collection areas shall be located as shown on Appendix I. The trash collection area may be located within a required Yard and shall be screened with a 1.8m high enclosure in accordance with Appendix IV, to the satisfaction of the Development Officer.
n. Signs shall comply with the regulations in Schedule 59B of the Edmonton Zoning Bylaw.
o. That the owner enters into an Agreement with the City of Edmonton for off-site improvements necessary to serve the development including but not limited to the following:
 
i. Repair of any damage to the abutting roadways, sidewalks and/or boulevards resulting from construction of the development, to the satisfaction of the Development Officer. This site must be inspected by the Transportation Department prior to the construction and once again when construction is complete.
ii. Construction of the abutting east/west alley to a commercial standard to the satisfaction of the Transportation Department and Asset Management & Public Works.
