Rural North East Horse Hill - south of 211 Avenue NE, west of Fort Road NE

Bylaw 14873 (March 10,2008)

To accommodate the development of a cemetery and associated funeral, cremation and internment facility and accessories uses, with specific site development regulations that will ensure compatibility with the surrounding land uses.

This Provision shall apply to a portion of NW 16-54-23-4, containing approximately 32.28 ha, more or less as shown on Schedule A of the Bylaw adopting this Provision.

b. Funeral, Cremation and Interment Services
c. Religious Assembly (as an accessory use to the Cemeteries use)
d. General Retail Stores (as an accessory use to the Funeral, Cremation and Interment Services use and limited to the sales of monumental-related products only)
e. Single Detached Housing (as an accessory use to the Cemeteries use)
f. Freestanding on-premises signs
g. Projecting on premises signs
h. Fascia on-premises signs
a. All development shall be generally in accordance with the site plan illustrated in Appendix I.
b. The minimum landscaped Yard shall be 3.0 m.
c. The maximum Building Height shall be 14.0 m.
d. To ensure that a high standard of appearance, detailed landscaping plans generally in conformance with Appendix II, shall be submitted at the time of application for the Development Permit, and shall incorporate the existing and new vegetation, plantings, fencing and staging.
e. Signs shall comply with the regulations found in Schedule 59C.
f. No loading, storage trash collection, outdoor service or display areas shall be permitted outside designated areas. Loading storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent sites, public roadways, in accordance with the provisions of subsection 55.4.4 of this Bylaw.
g. All mechanical equipment, including roof mechanical units, shall be concealed by screening in a manner compatible with the architectural character of the building or concealed by incorporating it within the building.
h. All storage, display and parking areas shall be hard surfaced in accordance with subsection 54.6(1) of this Bylaw.
i. Parking shall be provided in accordance with the Section 54 of the Zoning Bylaw and located to the satisfaction of the Development Officer and the Transportation Department.
j. A Servicing Agreement will be required as a condition of any development permit applications for Funerals, Cremation and Interment Services, Religious Assembly, General Retail Store and Single Detached House uses; and the development permit conditions will require that the Servicing Agreement be fully executed prior to issuance of any building permits to the satisfaction of the Development Officer in consultation with the Drainage Branch of Asset Management and Public Works Department.
