Ellerslie Industrial - 3408 - Ewing Trail SW

Charter Bylaw 19345 (July 7, 2020)

The purpose of this Provision is to provide for small scale light industrial business and small scale commercial uses in order to provide a centralized service area and to ensure that no nuisance factor is created or apparent outside and enclosed building.

This provision shall apply to Lot 2, Block 4, Plan 1421874, located at 3408 - Ewing Trail SW, as shown on Schedule “A” of this Bylaw adopting this provision, Ellerslie Industrial.

1. Notwithstanding Section 930.2 of the Zoning Bylaw, the land described in the Provision shall be zoned to Direct Control.
2. Development shall be in general compliance with Appendix 1, Site Plan.
3. The maximum Floor Area Ratio shall be 1.0.
4. A minimum Setback of 6.0 m shall be required where any lot line of a Site abuts a Public roadway, other than a lane.
5. All Setbacks shall be Landscaped in accordance with the Zoning Bylaw.
6. No parking, loading, trash collection, outdoor service or display area shall be permitted within a Setback.
7. The maximum Height shall not exceed 12.0 m nor three Storeys, except that the Development Officer shall permit a greater Height for a building housing a General Industrial Use up to a maximum of 14.0 m where this is required to facilitate the industrial development of the Use involved.
8. All developments shall comply with the General Performance Standards for Industrial Developments for the IB Zone except where otherwise modified in this Provision.
9. All parking areas shall be Hardsurfaced in accordance with Hardsurfacing and Curbing of Parking and Loading Facilities requirements the Zoning Bylaw except that any Parking or Loading at the rear or sides of buildings shall also be Hardsurfaced regardless of Use.
10. Any trash collection area, or outdoor service area including any loading, unloading or vehicle service area that is visible from any adjoining Site, shall be screened from view from the adjoining Site. Landscaping, planting, berming, masonry walls, wood Fencing or other man-made features shall be provided from the ground to a Height of 1.8 m to block the view from an adjoining Site.
11. Lighting for parking areas shall be mounted on lamp standards or building walls and no exposed bulbs or strings of lights shall be used.
12. Signs shall comply with the regulations found in Schedule 59J, including regulations for Discretionary Signs.
13. Vehicular and bike parking shall be provided in accordance with the Zoning Bylaw. Parking regulations may be relaxed at the Development Permit stage at the discretion of the Development Officer in consultation with Subdivision and Development Coordination (Transportation).
1. Bars and Neighborhood Pubs shall not exceed 200 occupants nor 240 m² of Public Space.
2. Cannabis Retail Sales, Convenience Retail Stores, Child Care Services, General Retail Stores, Liquor Stores, Specialty Food Services, Restaurants, Bars and Neighborhood Pubs, and Personal Services Shops shall only be allowed as part of an office or industrial project.
3. A Drive-in Food Service Use shall only be located within the two general building areas adjacent the south property line, as shown on Appendix 1.
4. General Retail Stores shall be limited to 400 m2 per individual business premise.
5. Liquor Stores shall be limited to 400 m² per individual business premise.
6. A Rapid Drive-through Vehicle Services Use shall only be located within the general building area along 101Street SW and the south property line, as shown on Appendix 1.
7. All Uses and activities (not including patio or outdoor play space areas associated with a listed Use) shall be located and carried on within an enclosed building and there shall be no outdoor storage or display areas on the Site.
