Hawin Park Estate Industrial - 12150 - 160 Street NW

Bylaw 17293 (December 14, 2015)

To allow for the opportunity to operate an Indoor Participant Recreation Use limited to rifle and pistol ranges with associated accessory uses, in an existing industrial building.

Lot 11, 12 and 13, Block 3, Plan 7620898 located at 12150 - 160 Street NW, as shown on Schedule “A” of this Bylaw, adopting this Provision.

k. Roof On-premises Signs
a. The Site layout and building location shall be in general accordance with the Site plan as illustrated in Appendix 1.
b. The maximum Floor Area Ratio shall be 2.0.
c. A minimum Setback of 3.0 m shall be required where any Lot line of a Site Abuts a public roadway, other than a Lane.
d. Accessory Uses including retail space, classroom space, gun storage and the gunsmith associated with the Indoor Participant Recreation Service use shall be limited to a maximum of 1860 m2.
e. Notwithstanding clause 4 (3) above, the Development Officer may require a greater Setback for those components of an General Industrial Use that may interfere with the safety or amenity of developments upon abutting lands, having particular regard to any Separation Spaces required by Provincial regulations.
f. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard.
g. The maximum Building Height shall be 30.0 m.
h. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a Setback.
i. All General Industrial Uses shall comply with the regulations found in Section 57.1 (2).
j. All required parking shall be provided on Site. All required parking shall comply with the regulations found in Section 54.2.
k. Signs shall comply with the regulations in Schedule 59G.
l. Digital Signs shall comply with Section 59.2.
m. A Phase I Environmental Site Assessment shall be submitted as a condition of a development permit, to the satisfaction of the Development Officer, in consultation with the City of Edmonton Environmental and Energy Coordination Group. The Development Officer shall not release the Development Permit for the purposes of a Building Permit until this condition has been adequately satisfied.
n. For the purposes of Indoor Participant Recreation Service Use, parking requirements shall comply with the regulations found in Section 54.2, Schedule 1 (36), but shall be limited to 1 parking space per 10 m2 of Floor Area used by patrons and shall include the area of the shooting ranges.
o. Indoor Participant Recreation Service Use shall be limited to rifle and pistol ranges and Accessory Uses related to the shooting range and shall be limited to within the existing building in accordance with the site plan attached
