Bonnie Doon - east side of 90 Street and north of 85 Avenue

Bylaw 16667 (December 9, 2013)

To provide a Site Specific Development Control Zone to accommodate a low rise building which will function as a Group Home, with development criteria that will ensure that development would be compatible in scale and character with the surrounding low density residential development.

Lots 17, 18 and 19, Block 2, Plan 1522 A.S.; located on the east side of 90 Street and north of 85 Avenue, as shown on Schedule "A" appended to the Bylaw adopting this DC2 Provision, Bonnie Doon.

Group Home

a.The maximum number of Sleeping Units shall not exceed 21 units.
b.Notwithstanding Section 96 of the Zoning Bylaw, this Site shall be developed as a Group Home. However, this site shall be used in calculating Section 96 Thresholds.
c.The maximum Height shall not exceed 10 m (32.8 ft.) nor two and one Half Storeys.
d.The maximum Floor Area Ratio shall be 1.0.
e.The minimum Front Setback shall be 5.2 m.
f.The minimum Rear Setback shall be 7.5 m.
g.The minimum Side Setback shall be 3.0 m.
h.An indoor Amenity Area, a minimum of 7.5 m2 (80.7 sq. ft.), shall be provided for every Sleeping Unit.
i.Separation Space shall be provided in accordance with Section 48 of the Zoning Bylaw, or the detailed development plans shall indicate alternate means of meeting the intent of Separation Space, either through Landscaping or window treatment.
j.The building shall be designed to minimize the perceived Height and massing of the development and to ensure its compatibility with the surrounding low density residential neighbourhood through the use of exterior finishing materials, window details, setback variation to the Facade of the building, landscaping and other urban design techniques.
k.Notwithstanding the requirements of Section 54 of the Zoning Bylaw, a total of 13 parking spaces, consisting of 3 parking spaces in the attached garage and 10 guest parking spaces, shall be provided to the rear of the building adjacent to the north/south lane, east of 90 Street, as shown on Appendix I. The parking spaces shall be hard surfaced in accordance with the provisions of Section 54 of the Zoning Bylaw.
l.For purposes of this Zone, Accessory uses shall also include such uses as a kitchen, office space, meeting and social rooms, and other similar communal uses, primarily intended to serve the residents of the development.
m.Except for section 79.2(d) and except where modified in this direct control provision, the Group Home shall comply with the regulations found in Section 79.2 of the Zoning Bylaw.
n.Landscaping shall comply with the regulations found in Section 55.
o.Signs shall comply with the regulations found in Schedule 59H.
