Cameron Heights - north of Cameron Heights Drive NW and Cameron Ravine Way NW

Bylaw 16356 (March 4, 2013)

To provide for medium density housing to a maximum of 30 dwellings per hectare.

The DC2 Provisions shall apply to Lots 3 - 18, Block 6, Plan 1220816, located north of Cameron Heights Drive NW and Cameron Ravine Way NW, as shown on Schedule "A" of the bylaw adopting this provision, Cameron Heights.

i.Stacked Row Housing, provided that each building contain not more than four Dwellings, with each Dwelling having Habitable Rooms in the lowest Storey of the building in which the Dwelling is located and individual access to grade
j.Temporary On-premises Signs
a. Notwithstanding Section 720.3(2) of the Zoning Bylaw, no Site Plan is appended to this Provision.
b. The maximum Density shall be 30 Dwellings/ha.
c. The maximum Height shall not exceed 10.0 m nor 2½ Storeys.
d. The maximum total Site Coverage shall be 40% with a maximum of 28% for a principal building and a maximum of 12% for Accessory Buildings. The principal building can be 40% if there is underground parking or attached garages.
e. The minimum Front Yard shall be 6.0 m.
f. The minimum Rear Yard shall be 7.5 m.
g. Minimum Side Yards of 2.0 m each shall be provided, except that where the Side Yard abuts a flanking public roadway other than a Lane, not less than 4.5 m shall be provided.
h. Separation Space shall be provided in accordance with Section 48 of this Bylaw.
i. Minimum Private Outdoor Amenity Areas, at grade, of 40 m2 per Dwelling unit shall be provided.
j. Notwithstanding the other regulations of this Zone, where Stacked Row Housing or Row Housing developments abut a Site zoned to allow Single Detached Housing as a Permitted Use, the following regulations shall apply:
 
i. a minimum landscaped Setback of 7.5 m shall be required from any Row House unit to any property line common with Single Detached Housing. No surface parking or loading facilities shall be located within this Setback Area;
ii. no outdoor parking, trash collection or outdoor storage areas shall be developed within 3.0 m of any property line that abuts a Site zoned to allow Single Detached Housing as a Permitted Use;
iii. a solid screen fence, 1.83 m in height, shall be installed along all property lines that abut a Site zoned to allow Single Detached Housing as a Permitted Use, except for common flanking Front Yard boundaries;
iv. design techniques including, but not limited to, the use of sloped roofs, variations in building Setbacks and articulation of building façades, shall be employed in order to minimize the perception of massing of the building when viewed from adjacent residential areas and roadways; and
v. building finishes shall be compatible with the exterior finishing materials and colours typical of adjacent Single Detached Housing.
k. Notwithstanding the other regulations of this Zone, Side Setback for Single Detached Housing shall be established on the following basis:
l. Side Setbacks shall total at least 20% of the Site Width, with a minimum Side Setback of 1.2 m;
m. where there is no Lane abutting the Site, one Side Setback shall be at least 3.0 m for vehicular access, unless there is an attached Garage or a Garage that is an integral part of a Dwelling;
 
i. on a corner Site where the building fronts on the Front Setback the minimum Side Setback abutting the flanking public roadway other than a Lane shall be 20% of the Site Width, to a maximum of 4.5 m; and
ii. on a corner Site where the building fronts on a flanking public roadway other than a Lane, the minimum Side Setback abutting the flanking public roadway shall be 4.5 m.
n. Signs shall comply with the regulations found in Schedule 59A.
