Glenwood - located north of 100A Avenue NW and west of 162 Street NW

Bylaw 15881 (September 26, 2011)

To convert an existing two-storey residential dwelling with a limited range of business, office and personal service uses, and to add a new structure to contain a photo studio, with site development regulations that will ensure compatibility with existing and future adjacent land uses.

This provision shall apply to Lot 3, Block 4A, Plan 6796ET; located north of 100A Avenue NW and west of 162 Street NW, Glenwood.

a.The development shall be in accordance with these regulations and in general accordance with Appendix I and II.
b.The maximum total Site Coverage shall not exceed 45%.
c.Side setback shall be a minimum 1.2 m.
d.Development shall be in accordance with the development regulations as contained in the (RF1) Single Detached Residential Zone, Section 110.4 and 110.5 of the Zoning Bylaw, unless specifically excluded or modified by the regulations contained herein.
e.All development within this Provision shall exhibit residential characteristics, to the satisfaction of the Development Officer and having regard to the residential nature of the neighbouring properties.
f.The use of Personal Service Shops shall be limited to barbershops, hairdressers, beauty salons, tailors, dressmakers and shoe repair shops.
g.No loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard in Sections 110.4 and 110.5 of the Zoning Bylaw. Storage and trash collection areas shall be located in such a manner as to be screened from view from adjacent residential sites and public roadways in accordance with the provisions of Section 55.4(4) of the Zoning Bylaw.
h.Signs shall be allowed in this Provision as provided for in Schedule 59E.
i.Vehicular Access to the site shall be through the back lane.
j.A minimum of five (5) parking spaces shall be provided for commercial uses.
k.If parking is provided in the front yard, it shall be only one (1) parking space constructed of permeable paving materials on private property and a crossing shall to be constructed to City of Edmonton Standards.
a. Notwithstanding Subsection 4, the Single Detached Housing Use in this Zone shall be developed in accordance with the regulations of the RF1 Zone.
