McLeod - northeast corner of McLeod Road and 52 Street

Bylaw 8076 (February 25, 1986)

To provide a site specific development control district to accommodate a religious assembly development and related uses that will be compatible to the surrounding residential neighbourhood.

This district shall apply to Lots 71, 72, 73, and 74, Block 53, Plan 4028 T.R.; located at the northeast corner of McLeod Road and 52 Street, McLeod, Steele Heights

a. Religious Assembly
b. Daytime Child Care Services
c. Private Education Services
a. The maximum height shall not exceed 10 m (32.8 ft.) nor 2 1/2 storeys.
b. The maximum total site coverage shall not exceed 40%.
c. Landscaped yards, a minimum of 6 m (19.7 ft.), shall be required on those portions of the site which abut McLeod Road and 52 Street.
d. A landscaped yard, a minimum of 7.62 m (25 ft.), shall be required on that portion of the site abutting the east property line.
e. A minimum yard of 2 m (6.6 ft.) shall be required on that portion of the site abutting the north property line.
f. Screening shall be required adjacent to the east and north property lines, which may include screen fencing and/or planting, for the purpose of visually screening/separating the development from the adjoining uses; to the satisfaction of the Development Officer.
g. Landscaping plans shall be submitted in accordance with Section 69 of the Land Use Bylaw.
h. The main on-site parking area shall be located on the eastern portion of the site.
i. The required off-street parking for the Religious Assembly use shall be one parking space per twelve seating spaces.
j. The required off-street parking for Daytime Child Care Services shall be 2.2 parking spaces per 100 m2 of gross floor area.
k. The required off-street parking for the Private Education Services shall be one parking space for each classroom.
l. Notwithstanding clauses 4(j) and 4(k) above, no parking spaces shall be required for Daytime Child Care Services and Private Education Services if, in the opinion of the Development Officer, these uses are accessory to the Religious Assembly use.
m. The seating capacity of the Religious Assembly use shall not exceed 300 seats.
n. Daytime Child Care Services shall be developed in accordance with Section 93 of the Land Use Bylaw.
o. Signs shall be allowed in this District in accordance with Schedule 79I and the general provisions of Sections 79.1 to 79.9, inclusive, of the Land Use Bylaw.
p. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50 to 79, inclusive, of the Land Use Bylaw; excepting thereout Schedule 66A. In this evaluation, the Development Officer may grant relaxations to the regulations contained in Sections 50 through 79 and the provisions of this District if, in his opinion, such a variance would be in keeping with the General Purpose of this District and would not affect the amenities, use and enjoyment of neighbouring properties.
