Youngstown Industrial - located north of 107 Avenue NW between Mayfield Road NW and 170 Street NW

Bylaw 15482 (July 5, 2010)

To provide for the development of a medium rise office building with a limited range of complementary business support and commercial uses.

This Provision shall apply to a portion of Lot 14A, Block 1, Plan 762 0049 and Lot 24, Block 1 Plan 0324518, located north of 107 Avenue between Mayfield Road and 170 Street, Youngstown Industrial, as shown on Schedule "A” of the Bylaw adopting this DC2 Provision.

l. Projecting On-premises Signs
m. Roof On-premises Signs
n. Temporary On-premises Signs
a. Development on this site shall be in accordance with the following regulations and in general accordance with the site plan, elevation and rendering illustrated in Appendices I, II and III of this Bylaw.
b. As per Section 720.3(3) of the Zoning Bylaw, all regulations in the Zoning Bylaw shall apply to this Direct Control Provision unless specifically excluded or modified by the regulations contained herein.
c. The maximum Floor Area Ratio shall be 4.0.
d. A minimum Yard of 4.5 m shall be required abutting 107 Avenue.
e. The maximum Building Height shall not exceed 45.0 m nor eight Storeys
f. Pedestrian connections shall be provided as per the site plan illustrated in Appendix I for the purpose of providing a walkable environment that will link this site with future surrounding development. Pedestrian connections are to be enhanced by a variety of hard and soft landscaping materials.
g. Convenience Retail Stores, Business Support Services, Restaurants, Specialty Food Services and Personal Service Shops shall be limited to the first and second storeys of the building.
h. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent Sites and public roadways in accordance with the provisions of subsection 55.4 of the Zoning Bylaw.
i. Any business premises or multiple occupancy building having a Floor Area greater than 3000 m2 or a single wall length greater than 25.0 m that is visible from a public road, shall comply with the following criteria:
 
i.the roof line and building façade shall include design elements that reduce the perceived mass of the building and add architectural interest; and
ii.Landscaping adjacent to exterior walls shall be used to minimize the perceived mass of the building and to create visual interest.
j. The owner must enter into a Servicing Agreement with the City of Edmonton, in conjunction with the first development permit, for off-site improvements necessary to serve the development. The Servicing Agreement process includes an engineering drawing review and approval process. Improvements to be addressed in the Servicing Agreement include but are not limited to the following:
 
i.A 16 m curb return access to 107 Avenue at 169 Street.
ii.A westbound right turn bay to the all-directional access to 107 Avenue at 169 Street.
iii.Installation of traffic signals located at the all-directional site access to 107 Avenue at 169 Street.
iv.Relocation of the existing commercial crossing access along 107 Avenue, between 169 Street and Mayfield Road. The access must not be located within the westbound right turn bay or taper of the 107 Avenue and 169 Street intersection.
v.A 1.5 m sidewalk along the north side of 107 Avenue from existing bus stop #5829 to Mayfield Road, including curb ramps.
vi.Repair of any damage to the abutting roadways, sidewalks and boulevards resulting from construction of the development, to the satisfaction of the Transportation Department. The site must be inspected by the Transportation Department prior to the start of construction and once again when construction is complete.
k. All mechanical equipment, including roof mechanical units, shall be concealed by screening in a manner compatible with the architectural character of the building or concealed by incorporating it within the building.
l. Signs shall comply with the regulations found in Schedule 59F of the Zoning Bylaw.
