Griesbach - west side of 97 Street NW south of 144 Avenue NW

Bylaw 14632 (July 9, 2007)

To provide for low density housing with innovative access and building orientation, in accordance with the design objectives in the Griesbach Neighbourhood Area Structure Plan.

This DC2 Provision shall apply to a portion of Section 29-53-24-4, located on the west side of 97 Street NW south of 144 Avenue NW, Griesbach, as shown on Schedule ”A” of the Bylaw adopting this Provision.

a. The site layout and building locations shall be generally in compliance with the Site Plan as illustrated on Appendix I, except that the Development Officer may allow minor variances to the Site Plan to add depth to yards or building setbacks, enhance or provide pedestrian spaces, linkages, and facilities to improve the visual quality of the development, if in his opinion, such a variance would be in keeping with the purpose of this Provision and would not affect the amenities, use and enjoyment of the neighbouring properties.
b. The minimum Site Area shall be:
 
i. 260 m2 per Single Detached Dwelling;
ii. 210 m2 per Duplex Dwelling; and
iii. 240 m2 per Semi-detached Dwelling.
c. The minimum Site Width shall be:
 
i. 8.5 m per Single Detached Dwelling;
ii. 7.0 m per Duplex Dwelling; and
iii. 8.0 m per Semi-detached Dwelling.
d. The minimum Site Depth shall be 27.5 m.
e. The maximum Building Height shall not exceed 12.0 m nor 2½ storeys, provided that no eave line shall be higher than 9.0 m from Grade.
f. Site Coverage shall be established on the following basis:
 
i. if the Site Area is 290 m² or over, the maximum total Site Coverage shall not exceed 47%, with a maximum of 33% for a principal building and a maximum of 14% for Accessory Buildings. Where a Garage is attached to or designed as an integral part of a Dwelling, the maximum for the principal building shall be 47%;
ii. if the Site Area is less than 290 m², the maximum total Site Coverage shall not exceed 50%, with a maximum of 33% for a principal building and a maximum of 17% for Accessory Buildings. Where a Garage is attached to or designed as an integral part of a Dwelling, the maximum for the principal building shall be 50%.
g. The minimum Front Yard shall be 3.0 m.
h. The minimum Rear Yard shall be 7.5 m. The minimum distance from the Rear Lot Line to a detached garage shall be 1.2 m. Where a Garage is attached to or designed as an integral part of a Dwelling at the rear of the Dwelling, the minimum distance from the Rear Lot Line to the garage shall be 4.5 m provided that any part of the principal building in the rear yard does not exceed a height of 4.6 m nor a width of 7.5 m.
i. Side Yards shall be a minimum of 1.2 m except that the Development Officer may exercise his variance power to allow one Side Yard per lot to be less than 1.2 m where:
 
i. the principal building or garage is to be integrated into a noise attenuation wall; or
ii. the wall facing onto such Side Yard is to be a blank wall.
j. Where a Side Yard is reduced to less than 1.2 m as described in 5) h, the Development Officer may require a maintenance easement to be granted by the owner of any adjacent residential lot that shall:
 
i. be registered by caveat against the title of the adjacent lot; and
ii. include any required encroachment easements to establish a minimum separation distance of 2.4 m.
k. Residential lots may have a public walkway registered as road right-of-way considered a "public roadway" for purposes of the definition of "Front Lot Line" as set out in Section 6.1 (29) of this Bylaw.
l. Signs shall comply with Schedule 59A.
m. For Semi-detached Housing, the following shall apply:
 
i. the identity of individual Semi-detached Housing Dwellings shall be defined through the use of architectural features that may include such things as individual rooflines or roofline features, projection or recession of the façade, individual porches or entrance features and other treatments within the context of a unified building; and
ii. there shall be continuous frontage of Dwellings along the Site Frontage.
n. Each Dwelling that is adjacent to a public roadway or walkway other than a Lane shall have an entrance door and entrance feature such as a front porch, deck, or landing area oriented to the roadway or walkway.
o. Where Single Detached Housing is developed in this Zone, a maximum of one Dwelling per lot shall be allowed. Where Semi-detached Housing and Duplex Housing are developed in this Zone, a maximum of two Dwellings per lot shall be allowed.
p. The road right-of-way within the DC2 area shall be a minimum of 7.0m wide and be developed with a minimum 5.0m wide one-way roadway with curb and gutter to the satisfaction of the Transportation Department.
q. A Noise Assessment Study will be completed to determine the level of required noise attenuation to be provided within the site area to meet the City of Edmonton Urban Traffic Noise Policy. The required noise attenuation, as per the Noise Assessment Study will be provided within the site area.
