Allendale - south of 56 Avenue at the intersection of 103 Street and the Calgary Trail

To establish a Site Specific Development Control District for general business uses and to specify development criteria that recognize existing site development.

This DC5 District shall apply to Lot 1, Block 88, Plan 6742 M.C. and Lots 2, 2A and 3A, Block 88, Plan 6018 K.S.; located south of 56 Avenue at the intersection of 103 Street and the Calgary Trail, Allendale.

a. The minimum site frontage shall be 30 m (98.42 ft.) unless access is provided from a service road.
b. The maximum floor area ratio shall be 3.0.
c. A minimum yard of 4.5 m (14.75 ft.) shall be required where a site abuts a public roadway other than a lane, except:
 
i. For the southwest portion of the site, abutting the Calgary Trail, the minimum yard shall be 3 m (9.84 ft.) as it applies to the existing building. If the existing building is replaced the minimum yard shall be 4.5 m (14.76 ft.). Any additions to the existing building shall also comply with the minimum yard of 4.5 m (14.76 ft.).
d. No parking, loading, storage, trash collection, outdoor service or display area will be permitted within a required yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent sites, public roadways or light rail transit lines in accordance with the provisions of Section 69.3 of the Land Use Bylaw. If the rear or sides of a site are used for parking, an outdoor service or display area, or both, and abut a Residential District, they shall be screened in accordance with the provisions of Section 69.3 of the Land Use Bylaw.
e. The maximum building height shall not exceed 14 m (45.93 ft.) nor 4 storeys, except for Hotel developments and Apartment Hotels.
f. Major and Minor Alcohol Sales shall be developed in accordance with Section 98 of the Land Use Bylaw.
a. The following regulations shall apply to Automotive and Minor Recreational Vehicle Sales/Rentals, Convenience Vehicle Rentals and Truck and Mobile Home Sales/Rentals developments:
 
i. All storage, display or parking areas shall be hard surfaced in accordance with Section 67.3 of the Land Use Bylaw.
ii. All display areas which abut a Residential District or a lane serving a Residential District shall be screened in accordance with the provisions of Section 69.3(4), of the Land Use Bylaw.
iii. Lighting for the display areas shall be mounted on lamp standards and no exposed bulbs or strings of lights shall be used.
b. Carnivals shall be developed in accordance with Section 83 of the Land Use Bylaw.
c. The following regulations shall apply to Hotel and to Apartment Hotel developments:
 
i. The maximum building height shall be 30 m (98.42 ft.).
ii. In addition to yard requirements of this District, the Development Officer may require an additional setback for that portion of a Hotel which exceeds 14 m (45.93 ft.) in height in order to protect the amenity and privacy of development in any adjacent Residential District. The Development Officer shall not require a total setback greater than the height of the building.
d. The following regulations shall apply to Apartment Housing developments:
 
i. Apartment Housing shall be permitted only in buildings where the first storey is used for the commercial purposes.
ii. the housing component shall have access at grade which is separate from the access for the commercial premises.
iii. Where a development contains two or more dwelling units a minimum of 7.5 m2 (80.7 sq. ft.) of Amenity area is required per unit, in accordance with the provisions of Section 56 of the Land Use Bylaw.
iv. The maximum Floor Area Ratio of Apartment Housing shall be 1.3.
e. Residential Sales Centres shall be developed in accordance with Section 95 of the Land Use Bylaw.
f. Daytime Child Care Services shall be developed in accordance with Section 93 of the Land Use Bylaw.
g. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50-79 inclusive of the Land Use Bylaw. In this evaluation, the Development Officer may grant relaxations to the regulations contained in Sections 50 through 79, and the provisions of this District, if in his opinion such a variance would be in keeping with the General Purpose of this District and would not affect the amenities, use and enjoyment of neighbouring properties.
