Bellevue - west of Wayne Gretzky Drive and north of 112 Avenue NW

Bylaw 13672 (May 25, 2004)

To allow the development of surface parking within an approved expansion area for Northlands Park, in a manner that will be compatible with Borden Park and adjacent residential areas.

The Lots 15-17, Block 39, Plan 5242AP, Lot A, Block 39, Plan 319EO, Lots 6-11, Block 39, Plan 2677Q, Lot 5, Block 39, Plan 1746AJ, Lots 19-29, Block 40, Plan 2349EO, Lots 1-6, Lots 15-18, Block 40, Plan 2677Q, Lots 16-30, Block 41, Plan 2677Q, a portion of Block G, Plan 962 3183, Lots B and C, Plan 319EO and road rights-of-way to be closed by Bylaw 13671; Bellevue, as shown on Schedule "A" appended to the Bylaw adopting this Provision.

a. Accessory Parking shall only be allowed within that area identified for those uses on the Site Plan attached as Appendix I;
b. Detailed Landscaping Plans shall be submitted for approval by the Development Officer, as part of any application for a Development Permit;
c. Landscaping and screening of the parking area shall be provided in accordance with the provisions of Section 55 of the Zoning Bylaw, and existing trees shall be retained or relocated when possible;
d. A landscaped Yard, a minimum of 6.0 metres in width, shall be provided along that portion of the Site adjacent to Wayne Gretzky Drive;
e. A landscaped Yard, a minimum of 4.0 metres in width, shall be provided along the east side of 73 Street and on the north side of 112 Avenue except for any access or egress points which may be approved by the Transportation and Streets Department;
f. Access to the Site shall be from 116 Avenue and 73 Street only, to the satisfaction of the Transportation and Streets Department;
g. Vehicular entrances and exits, as well as on-site traffic and pedestrian routes shall be designed at the time of development permit in a manner that provides for a safe, efficient and convenient circulation pattern both on-site and off-site;
h. The general layout and dimensions of the Accessory Parking Use shall be in accordance with the provisions of Section 54 of the Zoning Bylaw;
i. The parking area is to be developed as surface parking and shall be paved;
j. The parking area established by this Provision shall not be used for the parking or storage of recreational vehicles, trailers, or other structures used for exhibitions, displays or games of amusement typically associated with the activities of Edmonton Northlands;
k. All on-site services for power, telephone, and C.A.T.V. shall be underground; underground power services shall also be provided for signs requiring such services;
l. Any outdoor lighting for the parking area shall be located and arranged so as to comply with Section 51 of the Zoning Bylaw;
m. Signs shall be allowed in this Provision as provided for in schedule 59C and in accordance with the general provisions of Section 59 of the Zoning Bylaw.
