Grovenor - Stony Plain Road between 145 and 146 Streets.

Bylaw 13476 (November 18, 2003)

To accommodate accessory parking for a religious assembly and to develop a residential row housing development in a manner that ensures compatibility with the adjacent low density residential zone and minimises the impacts of parking and the adjacent arterial on the residential uses.

Lots 1 to 9, Block A, Plan 1340W, located on Stony Plain Road between 145 and 146 Streets as shown on Schedule "A" annexed to the Bylaw adopting this DC2 Provision, Grovenor.

a. Child Care Services
b. Major Home Based Business for units 1 and 5 only as shown on Appendix 1.
c. Minor Home Based Business
d. Residential Sales Center
e. Row Housing
Area B, as shown on Schedule A
a. Parking for the Religious Assembly located at the property legally described as Plan 1340W, Block B, Lot X.

Development shall be in accordance with Appendices 1 and 2.

Area A
a. The maximum number of Dwellings shall be 10.
b. The front façade shall provide some variation in front setbacks to break up the front façade of the building as demonstrated in Appendix 1.
c. The maximum Height shall not exceed 11.0 m nor 3 storeys.
d. Any basement development that is more than 0.5 m above grade shall be counted as a Storey.
e. A veranda or porch shall be constructed on each Dwelling, fronting onto Stony Plain Road, as demonstrated on Appendix 2.
f. There shall be no front access garages.
g. The minimum building set back from Stony Plain road shall be 10.0 m.
h. There shall be a 5.0 m landscaped Front Yard adjacent to Stony Plain Road as shown on Appendix 1.
i. The minimum Rear Yard shall be 4.92 m. Separation Space will be reduced to accommodate this yard.
j. The minimum interior Side Yard shall be 1.0 m. Where the Side Yard abuts a flanking public road other than a lane, the minimum Side Yard shall be 3.0 m. Separation Space shall be reduced to accommodate these Side Yard requirements.
k. A fence to be a minimum of 1.0 m and a maximum of 1.2 m in height shall separate the Front Yard from vehicular access or parking as shown on Appendix 1.
l. Paved vehicular access to be provided to the dwelling units from the rear lane, shall not consist of an uninterrupted hard surface area. There shall be a landscaped area a minimum of 1.0 m in width separating the vehicular access of each dwelling, as demonstrated on Appendix 1.
m. A detailed landscaping plan shall be provided, to meet the requirements of Section 55 of the Zoning Bylaw.
n. Landscaping shall not obstruct visibility onto Stony Plain Road from the intersection at 146 Street
Area B 
a. The minimum Front Yard shall be 5.0 m.
b. The minimum Rear Yard shall be 2.0 m.
c. The minimum interior Side Yard shall be 2.0 m.
d. The Side Yard abutting 145 Street shall be 3.0 m.
e. A fence with a minimum height of 1.0 m shall be constructed on the western boundary of Area B to separate parking from the residential structure as shown on Appendix 1.
f. A detailed landscaping plan shall be provided, to meet the requirements of Section 55 of the Zoning Bylaw.
g. Landscaping shall not obstruct the visibility onto Stony Plain Road from the intersection at 145 Street.
h. There shall be no vehicular access from Stony Plain Road or 145 Street.
i. Access out of the parking lot into the rear lane shall be right turn only.
