Prince Rupert - north of 112 Avenue and east of 116 Street

Bylaw 13421 (June 24, 2003)

To accommodate medium density residential and related uses consisting of low rise apartment units with sensitive site development regulations to ensure that development on the site will be compatible with the immediately surrounding apartment and duplex developments and the low density residential, commercial, and school uses in the surrounding neighbourhood.

A portion of Lot A, Block 15B, Plan 5632HW, containing 0.153 ha, more or less; located north of 112 Avenue and east of 116 Street, Prince Rupert, as shown on Schedule A of this Bylaw, adopting this Provision.

a. The Site layout and building location shall be in accordance with the Site plan as illustrated in Appendix I.
b. The south and west elevations of the building shall be in general accordance with the elevation drawings as illustrated in Appendix II.
c. The maximum number of Dwelling units shall be twenty (20), consisting of four (4), one (1) bedroom Dwelling units and sixteen (16), two (2) bedroom Dwelling units.
d. The maximum Floor Area Ratio shall be 1.7.
e. The maximum building Height shall not exceed 14.0 m nor 4 Storeys.
f. Landscaped Yards shall be provided as follows:
 
i. 6.0 m along the west property line; and
ii. 4.5 m along the south property line.
g.A 1.82 m uniform wood screen fence shall be constructed along the east property line, and along portions of 112 Avenue and 116 Street to screen the parking areas from the adjacent public roadways. For the access onto 112 Avenue where the fence line stops, a tiered reduction in height shall be used to ease the visual transition or improve traffic sight lines.
h.To ensure that a high standard of appearance and a sensitive transition to the surrounding land uses is achieved, detailed Landscaping plans shall be submitted with the Development Permit application for approval by the Development Officer in consultation with the Community Services Department. Such Landscaping plans shall be in accordance with Section 55 of the Zoning Bylaw, and shall be to the satisfaction of the Development Officer.
i.A minimum Private Outdoor Amenity Area of 7.5 m2 shall be provided for each ground floor Dwelling.
j.A minimum Amenity Area of 7.5 m2 per Dwelling shall be provided for the Dwellings on the second, third, and fourth storeys of the building.
k.Parking shall be in accordance with Section 54 of the Zoning Bylaw.
l.Parking, loading, trash collection, outdoor service, or display areas shall not be permitted in a required yard. Trash collection areas shall be screened with a 1.8 m wood enclosure from any adjacent site or public roadway, other than a lane.
m.Signs shall comply with the regulations in Schedule 59B of the Zoning Bylaw.
