Strathcona - 8712 – 105 Street NW

Bylaw 13174 (September 10, 2002)

To establish a Site Specific Development Control Provision designed to accommodate the continuation of the Professional, Financial and Office Support Services use and accommodate the expansion of the existing office building. The development regulations are designed to ensure that the development is compatible with the surrounding residential land uses in terms of yards, building height, building orientation, scale and massing, parking and other features.

The DC2 Provision shall apply to Lot 6, Block 103, Plan I2, municipally addressed 8712 – 105 Street NW, as shown on Schedule A appended to the Bylaw adopting this DC2 Provision, Strathcona.

c. Freestanding On-Premises Signs
a. The maximum building Height shall not exceed 7.5 m to the mid point of the roof in accordance to the elevations contained in Appendix I and II;
b. The maximum Floor Area Ratio shall be 1.0;
c. Minimum Yards shall be provided as follows: a 6.0m Front Yard; a 21 m Rear Yard; and, Side Yards of 2.42 m on the west, and 3 m on the east;
d. The entrance door or entrance feature such as a front porch, deck or landing area, at the front of the structure shall be oriented to Saskatchewan Drive;
e. Verandas, porches, and balconies shall comply with Section 44 of the Zoning Bylaw;
f. Accessory buildings shall be developed in accordance with the regulations contained within this Bylaw, with the exception of Height which shall be limited to 3.7 m;
g. A minimum of 20 on-site parking stalls shall be provided in accordance to the site plan contained in Appendix III;
h. All exterior finishing material must be of a high quality, durable and attractive in appearance; all exposed building faces shall have consistent and harmonious exterior finishing materials which shall include brick and cedar shakes to reinforce the architectural character of the neighbourhood, and shall be to the satisfaction of the Development Officer;
i. Landscaping, trash collection and outdoor storage areas shall comply with the regulations found in Section 55 of the Zoning Bylaw and shall be to the satisfaction of the Development Officer;
j. Existing landscaping adjacent to 105 Street and 87 Avenue shall be maintained. Any existing landscaping that is removed shall be replaced in accordance to Section 55 of the Zoning Bylaw and shall be to the satisfaction of the Development Officer;
k. Signs shall comply with the regulations found in Schedule 59B of the Zoning Bylaw and shall be to the satisfaction of the Development Officer.
