Beaumaris - west of Lake Beaumaris, east of a commercial development on Castledowns Road and north of the Castledowns Baptist Church on 153rd Avenue.

Bylaw 12816 (June 18, 2001)

To establish a site specific development control provision to accommodate a low rise apartment development with regulations to ensure that this development will be compatible with the surrounding residential development, and to address pedestrian access between the commercial area to the west and the Beaumaris Lake pedestrian system.

This provision shall apply to Lot 1, Block 52, Plan 782 0331, located west of Lake Beaumaris, east of a commercial development on Castledowns Road and north of the Castledowns Baptist Church on 153rd Avenue, Beaumaris, as shown on Schedule "A" annexed to the Bylaw adopting this DC2 Provision.

a. The maximum Density shall be 224 Dwellings/ha.
b. The minimum Site area shall be 800 m2.
c. The minimum Site Width shall be 20.0 m.
d. The maximum Floor Area Ratio shall be 1.5.
e. The maximum Height shall not exceed 22.0 m nor four storeys.
f. The minimum Front Yard shall be 6.0 m.
g. The minimum Rear Yard shall be 7.5 m.
h. The minimum Side Yard shall be 1.0 m for each Storey or partial Storey, up to a maximum of 4.5 m
i. Separation Space shall be provided in accordance with Section 48 of this Bylaw.
j. A minimum Amenity Area of 7.5 m2 per Dwelling shall be provided.
k. Signs shall comply with Schedule 59B.
a.The general site layout and building location shall be substantially in accordance with the site plan as illustrated in Appendix I.
b.Development in this Provision shall comply generally with the drawing in Appendix II.
c.Landscaping, fencing and hardsurfacing of the parking area shall be completed with the first phase of development on site.
