Parkdale - northeast corner of the intersection of 112 Avenue and 86 Street directly northeast of Commonwealth Stadium
Bylaw 12515 (March 14, 2001)
To establish a Site Specific Development Control District to accommodate a limited range of commercial uses with site specific development regulations that will ensure compatibility with surrounding uses adjacent to the site while ensuring a high standard of appearance appropriate to its prominent location at the intersection of two major roadways.
This District shall apply to Lots 1, 2, 3, 4 and 32, Block 95 Plan RN50, located on the northeast corner of the intersection of 112 Avenue and 86 Street directly northeast of Commonwealth Stadium, Parkdale, as shown on Schedule "A" annexed to the Bylaw adopting this DC2 District.

a. | The maximum Floor Area shall be 1.0 |
b. | A minimum landscaped Yard of 3 m (9.84 ft) shall be required on the north, west and south sides of the site. Fencing shall be provided along the north and east sides of the lot to minimize the impact of commercial uses on the adjacent residential areas and to prevent access to the laneway east of the site. |
c. | No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view for any adjacent sites or public roadways or in accordance with the provisions of subsection 69.4 of this Bylaw. If the rear or sides of the site are used for parking, an outdoor service or display area or both and abut a Residential District, or a lane serving a residential District, such areas shall be screened in accordance with the provisions of subsection 69.4 of this Bylaw. A loading area with access from the laneway east of the site may be permitted where appropriate and with the support of the Transportation and Streets Department. |
d. | The maximum building height shall not exceed 10 m (32.8 ft) nor 2 storeys. |
e. | Signs shall be allowed in this District in accordance with Sign Schedule 79D of the Land Use Bylaw. All freestanding signs shall be located at least 15 m (49.2 ft) away from the residential property lines to the north and east of this site. |
f. | Drive-in Food Services shall be developed in accordance with Section 82 of the Land Use Bylaw. In addition, if the commercial building is located on the northern portion of the site, the drive-in take out windows shall not be located on the north side of the building, and the menu board and speakers shall be located on the south side of the building. |
g. | For uses developed under 3(h), the landscaping provisions shall not apply due to the temporary nature of the use. |
