Kinokamau Plains - located west of 170 St and north of Yellowhead Trail

Bylaw 12388 (August 22, 2000)

To establish a District to accommodate the development of natural resource extraction as an interim use and the redevelopment of the clay pits with heavy industrial uses.

This DC5 District shall apply to the eastern portion of Lot B, Plan 892 1403, and Lot 1, Plan 922 1279, located west of 170 St and north of Yellowhead Trail, Kinokamau Plains, as shown on Schedule "E"- Map of this bylaw, adopting this district.

a. General Industrial Uses which are characterized by one or more of the following features:
i. large land requirements for outdoor service, assembly, processing or fabricating operations or storage;
ii. the creation of nuisance factors which extend beyond the boundaries of the site and which, in the opinion of the Development Officer, may have a deleterious effect on other Districts due to noise, odour or the emission of air contaminants; and
iii. the use of materials or processing operations which require separation from other developments due to fire and explosion hazards

a.All development in this District shall comply with the requirements of Sections 430.4 and 430.5 of the Land Use Bylaw pertaining to the Heavy Industrial District except as amended by this District.
b.Notwithstanding the above, the maximum Height shall not exceed 18.0 m (59.05 ft.), except that the Development Officer shall permit a greater Height for a structure or building accommodating a General Industrial Use up to a maximum of 50 m (164.04 ft.) where this is required to facilitate the industrial development of the use involved.
c.Notwithstanding the above, all regulations established by the License for clay extraction shall be administered by the approving authority having regulatory jurisdiction.
d.Section 79H - Sign Schedule for Land Use Districts: IM and IH shall apply to development of this district.
e.A landscaped yard shall be provided adjacent to the east (over the NUL right of way) property lines with the exception of those breaks in the yard required to permit access to and from the site. A berm a minimum of 3 metres in height shall be centred within this yard. Landscaping within this yard shall include a mix of deciduous and coniferous trees with a minimum of five (5) trees for each 20m of lineal yard. Trees required to be installed shall be a minimum calliper of 7 cm for deciduous plants and a minimum height of 3 metres for coniferous plants.
f.An overall conceptual landscaping plan prepared by a registered landscape architect in accordance with the provisions of this District shall be submitted to, and approved by, the Development Officer prior to the issuance of a Development Permit for the first facility on the site
g.An overall site reclamation plan shall be submitted to, and approved by, the Development Officer and affected Provincial Authorities having regulatory jurisdiction prior to decommissioning of the site.
h.All development shall comply with the Performance Standards for Industrial Development and the IH District under Section 73 of the Land Use Bylaw, with regard to emission of air and water contaminants, noise, fire and explosion hazards, and appearance
