Eaux Claires - east of 95 Street at approximately 162 Avenue

Bylaw 12328 (June 12, 2000)

To establish a Site Specific Development Control District to accommodate a limited range of non-family, medium density residential and related uses and to establish site development criteria that will ensure compatibility with surrounding residential and commercial development.

This DC5 District shall apply to a portion of Lot A, Plan 002 1162, located east of 95 Street at approximately 162 Avenue, Eaux Claires, as shown on Schedule "A" of this bylaw, adopting this district.

b. Boarding and Lodging Houses
c. Child Care Services
d. Foster Homes
e. Fraternity and Sorority Housing
f. Fraternity and Sorority Housing
g. Group Homes
h. Limited Group Homes
i. Major Home Occupations
j. Minor Home Occupations
k. Personal Service Shops and Convenience Retail Stores when designed as an integral and secondary component of a residential development consisting of 150 Dwellings or more
l. Religious Assembly
m. Residential Sales Centre
n. Stacked Row Housing including Row Housing and Linked Housing
a. 210.4 and 210.5 of the Land Use Bylaw, as they pertain to the uses identified in Section 3.0 of these regulations, except that:
 
i. the maximum Height shall not exceed 11.0 m (36 ft.) nor 3 storeys;
ii. where Apartment Housing is to be developed directly adjacent to land districted to allow Single Detaching Housing as a Permitted Use, the maximum building Height for the directly adjacent facade of such Apartment Housing shall not exceed 11.0 m (36 ft.) nor 3 storeys;
b. Buffering shall be provided along the eastern boundary of the site, in the form of a minimum 2.0 m (6.5 ft.) high landscaped berm and a 1.8 m (5.9 ft.) high uniform screen fence.
c. Signs shall be allowed in this District as provided for in Schedule 79B and in accordance with the general provisions of Section 79.1 and 79.9 inclusive of the Land Use Bylaw.
