Terra Losa - southwest corner of 99 Avenue and 172 Street
Bylaw 12201 (May 25, 2000)
To establish a Site Specific Development Control District to accommodate a limited range of medium density residential, assisted living and related uses and to establish site development criteria that will ensure compatibility with surrounding residential and commercial development.
This DC5 District (Area B) shall apply to the most easterly 1.07 hectare portion of Lot 15, Block 2, Plan 932 3577, located on the southwest corner of 99 Avenue and 172 Street, as shown on "Schedule "C" - Map" adopting this DC5 District; Terra Losa.

c. | Boarding and Lodging Houses (for Senior Citizens and or individuals requiring supportive services) |

g. | Residential Sales Centre |
h. | Personal Service Shops Health Services, Religious Assembly, and Convenience Retail Stores when designed as an integral and secondary component of Apartment Housing and/or Boarding and Lodging Houses. These shops and/or stores shall be limited to hairdressers, beauty salons, confectionery and variety stores, drug stores and a bakery. |
Development in this District shall comply with the requirements of Sections 210.4 and 210.5 of the Land Use Bylaw except for the following criteria:
a. | The maximum number of units shall be 180 units or approximately 168 units/hectare. |
b. | The maximum Height shall not exceed 18.0 m (59.0 ft.) nor 5 storeys. |
c. | The landscaped yard adjacent to the south boundary shall be a minimum of 3.0 m (9.9 ft.). |
d. | The minimum building setback from the south boundary of the site shall be 12.2 m (40.0ft.). |
e. | The south face of the building shall be stepped back in height such that the most southerly face is 3 storeys, stepping up to 4 storeys, then 5 storeys to the north. The maximum slope for both the roof and the "stepped back" portion of the building shall be 45 degrees. |
f. | The maximum Floor Area Ratio shall be 1.50. |
g. | No yard shall be required along the western boundary of the site adjacent to Area A, however the minimum building setback shall be 20.0 m (65.6 ft.) from the western boundary. |
h. | An on-site sidewalk accommodating the apartment complex within Area B shall be constructed to provide a direct connection to the on-site walkway within Area A. |
i. | A 1.83 m uniform screen fence shall be provided along the west property line and shall include a gated pedestrian access point along the on-site sidewalk connecting to Area A; |
j. | A 1.83 m uniform screen fence shall be provided along the southerly property line. |
k. | Intermittent berming and/or mounding up to 1.0 m in height shall be provided adjacent to the south property line. |
l. | A set of building doors shall be oriented to provide access to the on-site sidewalk; |
m. | Landscaping treatment shall consist of one tree for each 25 m2 of required yard (including a minimum of 5 coniferous trees for every 30 m of length along the south property line) and one shrub for each 15 m2 of required yard. |
n. | Deciduous trees provided shall have a minimum caliper of 75 mm and coniferous trees shall be a minimum of 3.5 m in height. |
o. | Signs shall be allowed in this District in accordance with Schedule 79B and the general provisions of Sections 79.1 to 79.9, inclusive, of the Land Use Bylaw |
