Terra Losa - southwest corner of 99 Avenue and 172 Street
Bylaw 12201 (May 25, 2000)
To establish a Site Specific Development Control District to accommodate a limited range of medium density residential and related uses and to establish site development criteria that will ensure compatibility with surrounding residential and commercial development.
This DC5 District (Area A) shall apply to the most westerly 0.65 hectare portion of Lot 15, Block 2, Plan 932 3577, located on the southwest corner of 99 Avenue and 172 Street, as shown on "Schedule "B" - Map" adopting this DC5 District; Terra Losa.

Development in this District shall comply with the requirements of Sections 210.4 and 210.5 of the Land Use Bylaw except for the following criteria:
a. | The maximum number of units shall be 88 units or approximately 135 units/hectare. |
b. | The south face of the buildings shall be stepped back in height such that the most southerly face is 2 storeys stepping up to 3 storeys, then 4 storeys to the north. The maximum slope for both the roof and the "stepped back" portion of the building shall be 45 degrees. |
c. | The maximum Floor Area Ratio shall be 1.50. |
d. | The minimum Front Yard shall be 5.3 m (17.4 ft.). |
e. | The minimum yard and building setback along the south boundary of the site shall be 7.0 m (23.0 ft.). |
f. | The minimum side yard and building setback along the eastern boundary of the site shall be 3.0 m (9.8 ft.). |
g. | An on-site, sidewalk connection shall be constructed between the two apartment complexes within Area A. |
h. | An on-site sidewalk accommodating both apartment complexes within Area A shall be constructed south of the buildings to provide a direct connection to the existing walkway along the west property line |
i. | A set of building doors on each of the two apartment complexes shall be oriented to provide access to the on-site sidewalk. |
j. | A 1.2 m uniform screen fence, or a 1.83 m fence constructed of materials to provide clear sight lines through the fence, shall be provided along the westerly property line |
k. | A gated pedestrian access shall be provided through this fence along the west side of the site to the existing walkway. |
l. | A 1.83 m fence uniform screen fence shall be provided along the southerly and easterly property lines. |
m. | Intermittent berming and/or mounding up to 1.0 m in height shall be provided adjacent to the south property line |
n. | Landscaping treatment shall consist of one tree for each 25 m2 of required yard (including a minimum of 5 coniferous trees for every 30 m of length along the south property line) and one shrub for each 15 m2 of required yard. |
o. | Deciduous trees provided shall have a minimum caliper of 75 mm and coniferous trees shall be a minimum of 3.5 m in height. |
p. | Signs shall be allowed in this District in accordance with Schedule 79B and the general provisions of Sections 79.1 to 79.9, inclusive, of the Land Use Bylaw. |
q. | The owner will provide up to $25,000 for the purpose of building a crosswalk across 99 Avenue if required by the Development Officer in consultation with the Transportation and Streets Department. |
r. | The residential units facing the walkway and adjoining the commercial site to the west shall have triple pane tinted glass windows and air conditioning. |
