Kennedale Industrial - east and west of 52 Street and north of 129 Avenue
Bylaw 12170 (Nov. 8, 1999)
To establish a site specific development control district based upon the IM (Medium Industrial) District to accommodate the development of medium industrial uses with the addition of Private Clubs, Community Recreation Services, and Cultural Centre with office space for community groups.
This district shall apply to Lots 29 to 37, Block 27, Plan 4983 AM, and Plan 902 0760, Block 10, Lot 1, located east and west of 52 Street and north of 129 Avenue, Kennedale Industrial.

a. | The maximum floor area ratio shall be 2.0 |
b. | The maximum building height shall be 18.0 m. |
c. | A minimum landscaped yard 3 m in width shall be provided adjacent to the east property line. |
d. | No parking, loading, storage, or display area shall be permitted within a required yard. Waste collection siting shall provide opportunities for recycling initiatives. |
e. | All development shall comply with the Performance Standards of Section 73 for the IM District. |
f. | Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50 through 79 inclusive, of the Land Use Bylaw. |
g. | The Development Officer may grant relaxations to Sections 50 through 79 of the Land Use Bylaw and the provisions of this District, if, in his opinion, such variance would be in keeping with the general purpose of this District and would not affect the use or amenity of the neighbouring properties. |
