McIntyre Industrial Area - North of 51 Avenue NW, between Roper Road NW and 75 Street NW

Bylaw 11695 (April 6, 1998)

To establish a Site Specific Development Control District to accommodate a commercial and industrial business area such that by establishing site specific development criteria a compatible relationship with surrounding uses will be achieved.

This DC5 District shall apply to Lots 4, 5 and 6, Block 10, Plan 752 0139 and Area A, Plan 912 3336, McIntyre Industrial Area, as shown on Schedule "A" of this Bylaw,.

a. Auctioneering Establishments, provided that all goods and equipment to be auctioned are stored and displayed within an enclosed building
b. Automotive and Equipment Repair Shops
c. Automotive and Minor Recreational Vehicle Sales Rentals
d. Business Support Services
e. Commercial Schools
f. Convenience Retail Stores
g. Convenience Vehicle Rentals
h. Cremation and Interment Services
i. Drive-in Food Services
j. Equipment Rentals, provided that all equipment and goods for rent are contained within an enclosed building
k. Gas Bars
l. General Industrial Uses
m. General Retail Stores with a maximum gross floor area of 465 m2.
n. Government Services
o. Greenhouses and Plant Nurseries
p. Indoor Participant Recreation Services
q. Limited Contractor Services
r. Major Amusement Establishments
s. Major and Minor Eating and Drinking Establishments
t. Major and Minor Service Stations

aa. Warehouse Sales
a. All development in this district shall comply with the requirements of Sections 410.4 and 410.5 of the Land Use Bylaw with the exception of allowing for a single office tower on the site which may be a maximum of 6 storeys or 18 m (59.05 ft.) in height.
b. Where General Industrial Uses adjoin Major and Minor Eating and Drinking Establishments, Drive-in Food Services, Private , and Professional, Financial Office Support Service uses, no loading, storage, trash collection or outdoor display area shall be permitted within the adjoining yard. Loading, trash collection and service areas shall be constructed and screened in a manner that is consistent with the overall design of the principal buildings and landscape theme, and shall be located in a manner that minimizes direct views from adjacent public roadways, to the satisfaction of the Development Officer in accordance with the provision of Section 69.3 of the Land Use Bylaw. Waste collection siting shall provide opportunities for recycling initiatives. All storage areas shall be screened in accordance with the requirements of Section 69.4(4) of the Land Use Bylaw.
c. Detailed landscaping plans for the perimeter yards adjacent to Roper Road, 75 Street and 51 Avenue shall be submitted with the Development Permit application in compliance with, and as required by, Section 69.3 of the Land Use Bylaw. The landscaping of parking shall ensure a high standard of appearance and sensitive transition to the surrounding land uses. To this end, landscaping shall be provided on the interior of the site to break up the appearance of large areas of parking, to visually define primary circulation aisles and to soften the appearance of buildings. The landscaping and fencing may be completed in stages with the Development Officer having regard for the potential visual impact on adjoining lands.
d. Signs in this District shall be developed in accordance with Section 79E of the Land Use Bylaw or on the basis of a Comprehensive Sign Plan prepared to the satisfaction of the Development Officer.
