Glenwood - located at 100 Avenue and 164 Street

Bylaw 11328 (September 9, 1996)

To establish a Site Specific Development Control District that would accommodate the conversion of the existing Apartment building on this site, at the time of passage of this Bylaw, to commercial uses while establishing site development regulations that will ensure compatibility with existing and future adjacent land uses and the function of roadways adjacent to the site, in accordance with the 100 Avenue Land Use Study.

This district shall apply to Lot 27, Block 8, Plan 6174 HW, located at 100 Avenue and 164 Street, Glenwood.

a. The building that exists on this property at the time of passage of this bylaw, may be used to accommodate the uses listed within this district, where deemed appropriate, excepting that the building shall not be enlarged, added to, rebuilt or structurally altered except:
 
i. as may be necessary to make it conform to the regulations of this district; or
ii. as is necessary for the routine maintenance of the building;

all as determined by, and to the satisfaction of, the Development Officer. All development that is subsequent to the removal or demolition of the building that exists on this property at the time of passage of this bylaw, shall meet the requirements of this district.

b. The maximum floor area ratio shall be 1.0.
c. The maximum building height shall not exceed 10m nor two and one-half storeys.
d. A minimum building setback of 14 m shall be provided from the south property line of the site. This building setback may be reduced to 7.5 m for developments which are less than 1000 m2 in gross floor area and less than 5 m in height, at the discretion of the Development Officer where, in his opinion, the provision of landscaping, building facade treatment, the colour of finishing materials or other design features will minimize the perception of massing and create a high standard of building appearance.
e. A minimum building setback of 3 m shall be provided from the north and east property lines.
f. A minimum landscaped yard of 4.5 m shall be provided along the southern boundary of the site. Landscaping within this yard shall be provided in accordance with the general provisions of Section 69 of the Land Use Bylaw, except that a berm of an average height of 1 m shall also be provided.
g. A minimum landscaped yard of 3 m and building setback of 4.5 m shall be provided adjacent to 164 Street, to the satisfaction of the Development Officer having regard to the objectives of the 100 Avenue Planning Study with respect to the achievement of a high level of appearance for development.
h. Continuous screen fencing of a solid design, a minimum of 1.8 m in height, shall be provided along the entire length of the north property line, except for the westernmost 4.5 m which shall be a maximum of 1 m in height.
i. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent sites or public roadways.
j. Signs shall be allowed in this District as provided for in Schedule 79 E and in accordance with the general provisions of Sections 79.1 to 79.9 inclusive, of the Land Use Bylaw, except that a minimum setback of 3 m from 100 Avenue shall be required for any free-standing signs.
a.Equipment Rentals shall be developed such that all equipment and goods for rent are contained within an enclosed building.
