Yellowhead Corridor - northern corner of the intersection of Yellowhead Trail and Fort Road

Bylaw 11234 (June 7, 1996)

To establish a Site Specific Development Control District to accommodate a limited range of commercial uses with site specific development regulations that will ensure compatibility with surrounding uses and with the function of the roadways adjacent to the site while ensuring a high standard of appearance appropriate to its prominent location at the intersection of two major roadways.

This District shall apply to Area B under Descriptive Plan 952 3272, located at the northern corner of the intersection of Yellowhead Trail and Fort Road, Yellowhead Corridor.

a.The maximum floor area ratio shall be 1.0.
b.The maximum building height shall not exceed 7m nor 1 storey.
c.A building setback a minimum of 7.5m in width shall be provided adjacent to all property lines of the site.
d.A landscaped yard a minimum of 7.5m in width shall be provided adjacent to all property lines excepting that a landscaped yard a minimum of 4.5m in width shall be provided adjacent to the northern property line. Landscaping within these yards shall consist of the planting of four deciduous trees (a minimum of 7.5cm in calliper) and four coniferous trees (a minimum of 3m in height) and twenty shrubs for every 35m of lineal yard frontage. Plant materials shall be grouped within modules not greater than 25m in length or 4.5m in width.
e.No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Loading, storage and trash collection areas shall be located on the side of the site away from Fort Road and shall be screened from view from any adjacent site or public roadways. Waste collection siting shall provide opportunities for recycling initiatives.
f.Signs shall be allowed in this District as provided for under Schedule 79D and in accordance with the general provisions of Section 79.1 to 79.9 inclusive, of the Land Use Bylaw.
