Keheewin - 1975 - 1987 - 111 Street 

Bylaw 11073 (October 30, 1995)

To provide a district which allows specific private or public owned facilities of an institutional or community service nature.

This districting shall be effective for an area generally described as the northwest portion of Lot 11, Block 1, Plan 872 0395, containing 1.8 hectares, more or less, Keheewin, as shown on the sketch plan, being Schedule A, to the Bylaw adopting this District.

a. Indoor Participant Recreation Services, excepting ice arenas/ice rinks
b. Community Recreation Services, as an accessory use to Indoor Participant Recreation Services
c. Daytime Child Care Services, to be known as Child Care Services after November 3, 1995, as an accessory use to Indoor Participant Recreation Services
d. Health Services, as an accessory use to Indoor Participant Recreation Services
e. Private Clubs, as an accessory use to Indoor Participant Recreation Services
f. Minor Eating and Drinking Establishments, as an accessory use to Indoor Participant Recreation Services
a. the overall site development shall be in accordance with the criteria and principles established herein, and generally in accordance with the conceptual site plan as illustrated in Appendix I, to the satisfaction of the Development Officer. The Development Officer, in consultation with the General Manager of the Parks and Recreation Department, may require additional development criteria as deemed necessary to protect the function and integrity of the Kaskitayo District Campus.
b. the minimum west Landscaped Yard shall be 6 m and the minimum west Building Setback shall be 6 m
c. the minimum south Landscaped Yard shall be 4.5 m and the minimum south Building Setback shall be 70 m. Improvements between the south Landscaped Yard and the south Building Setback shall be limited to the development of parking facilities, drive aisles and additional landscaping.
d. the minimum east Building Setback shall be 0 m
e. the minimum north building Setback shall be 4.5 m. Improvements between the north property line and the north building Setback shall be limited to a service access road, parking facilities and additional landscaping.
f. the maximum building height shall be 13 m. The Development Officer may vary this height to 16 m, only for that portion of the development which is the roof above the swimming pool.
g. Signs for the site shall generally be in accordance with Schedule 79D of the Land Use Bylaw. General Advertising Signs shall not be permitted in this District. One Free-standing Sign will be permitted on the site, and may include an electronic Changeable Copy Sign. Illuminated or backlit signs shall be oriented and displayed so as to minimize impacts on adjacent residences, to the satisfaction of the Development Officer.
