Mooncrest Park Subdivision - west of 184 Street and north of Yellowhead Trail

Bylaw 10654 (November 8, 1994)

To establish a Site Specific Development Control District to accommodate rural residential development on lots a minimum of 0.4 ha in size, without the full range of piped urban utility services.

The proposed District provides an interim solution to fulfil City Council's directive that Mooncrest Park be designated as a residential development, recognizing the current rural unserviced nature of the area and the long term likelihood of neighbourhood area structure plans being prepared for the Mooncrest Park Subdivision and adjacent areas, as proposed in the Kinokamau Plains Servicing Concept Design Brief.

This District shall apply to Lots 3, 5, 6, 7, 12 to 16 inclusive, 18, 20, 21, Plan 5601 KS; Lots 1 and 3, Block 10, Plan 892 2658; Lots 11A and 11B, Plan 932 3292; Lots 2 and 3, Plan 882 1139; Lots 1A and 2A, Plan 902 1797; Lot 15A, Plan 882 2348; Lots 1 to 3 inclusive, Block 4, Plan 892 1885; Lots 1 to 3 inclusive, Block 8, Plan 892 2437; and Lots 1 to 3 inclusive, Block 9, Plan 882 1464; Lots 19A and 19B, Plan 942 1053; located west of 184 Street and north of Yellowhead Trail, Mooncrest Park Subdivision.

a. The minimum site area shall be 0.4 ha (43, 055 sq. ft.).
b. The minimum mean site width and frontage shall be 30.5 m (100.1 ft.).
c. The maximum building height shall be 10 m (32.8 ft.) or 2½ storeys.
d. The maximum number of dwellings per lot shall be one (1).
e. The minimum front yard shall be 7.5 m (24.6 ft.).
f. The minimum rear yard shall be 7.5 m (24.6 ft.).
g. The minimum side yard shall be 5 m (16.4 ft.).
h. An Accessory Building or Structure shall be in accordance with Section 61.3 of the Land Use Bylaw.
i. The storage or parking of recreational vehicles not owned by the owner of the single detached residence on the lot shall be prohibited.
j. Water supply, storm water drainage, and on-site sewage disposal facilities shall be provided in accordance with the Public Health Act regulations and the requirements of appropriate provincial and municipal agencies.
k. Development in this District shall be evaluated with the respect to compliance with the General Development Regulations of Sections 50 to 79 inclusive of the Land Use Bylaw.
l. Waste collection siting shall provide opportunities for recycling initiatives.
a. Minor Home Occupations shall be in accordance with Section 84 of the Land Use Bylaw.
b. Major Home Occupations shall be in accordance with Section 85 of the Land Use Bylaw.
c. Group Homes shall be developed in accordance with Section 91 of the Land Use Bylaw.
d. Daytime Child Care Services shall be developed in accordance with Section 93 of the Land Use Bylaw.
