a. |
The maximum height shall not exceed 12 m nor 3 storeys. |
b. |
The maximum floor area ratio shall be 1.0. |
c. |
A landscaped yard a minimum of 6 m in depth shall be provided adjacent to 34th Avenue. |
d. |
A landscaped yard a minimum of 2 m in width shall be provided adjacent to the west and east property lines except that the portion of the east yard adjacent to 98 Street shall be a minimum of 3 m in width. |
e. |
A landscaped yard a minimum of 2 m in depth shall be provided adjacent to the north property line. |
f. |
The landscaped yard adjacent to 34th Avenue shall consist of one coniferous tree (a minimum of 2 m in height), one deciduous tree (8 cm in caliper) and five shrubs for every 10 m of lineal frontage. |
g. |
The landscaped yard adjacent to the north, west and east property lines shall consist of one coniferous and one deciduous tree for every 10 m of lineal yard. |
h. |
To ensure that a high standard of appearance and a sense of transition to the surrounding land uses is achieved, detailed landscaping plans shall be submitted with the initial Development Permit application for approval by the Development Officer which, in the opinion of the Development Officer, comply with the planting requirements specified in Clauses f) and g) of this District. |
i. |
The Development Officer shall require as a condition of approval that the applicant provide an irrevocable letter of credit or a performance bond in the amount of 100% of the established landscaping costs, the condition of the security being that: |
|
i. |
if the landscaping is not completed in accordance with the provisions of this District and the landscaping plan, within one growing season after the completion of the development, then the amount fixed shall be paid to the City, for its use absolutely; and |
ii. |
the Development Officer shall not release the landscaping bond until an inspection of the site has demonstrated that the landscaping has been well maintained and is in a healthy condition two growing seasons after completion of the landscaping. |

j. |
Development in this District shall be in accordance with the following architectural guidelines to the satisfaction of the Development Officer: |
|
i. |
exterior building finishes shall be of durable quality and attractive in appearance. Finishes may include, but are not limited to, brick, stucco, or other high quality masonry materials and cedar, vinyl or other appropriate siding materials of durable quality, attractive in appearance and used either separately or in combination; and |
ii. |
all mechanical equipment on the roof of the building shall be completely screened or incorporated into the roof envelope. |

k. |
No parking, loading, storage, trash collection, outdoor service or display areas shall be permitted within a required landscaped yard. Loading, storage and trash collection areas shall be screened from view from any adjacent sites or public roadways in accordance with the provisions of Section 69.3 of the Land Use Bylaw. |
l. |
Signs may be allowed in this District as provided for in Schedule 79E and in accordance with the general provisions of Section 79.1 and 79.9 of the Land Use Bylaw. |
m. |
Development in this District shall be evaluated with respect to compliance with the general development regulations of Sections 5079 inclusive of the Land Use Bylaw. |
n. |
The Development Officer may grant relaxations to Sections 5079 of the Land Use Bylaw and the provisions of this District, if in his opinion such a variance would be with keeping of the general purpose of this District and would not affect the amenities, use and enjoyment of neighbouring properties. |
