Strathcona - north of 83 Avenue, west of 103 Street and south of the C.P.R. tracks

To provide the opportunity for continued use of the existing Bus Barns building for marketing and culturally-oriented uses.

The site of the Old Strathcona Bus Barns building is located upon approximately 0.81 ha (2 acres) of land immediately north of 83 Avenue, west of 103 Street and south of the C.P.R. tracks, Strathcona.

Cultural, entertainment, small scale commercial and market oriented uses.

a. When considering uses proposed in a development application for this site, the Development Officer is required to consider the applicable sections of the Old Strathcona Area Redevelopment Plan and the historical and cultural nature of uses within the building and ensure that the proposed use(s) complement the existing marketing/cultural theme.
b. The Development Officer shall consider the provision of parking in the area generally when considering any development permits on this site and no parking is required on-site.
c. The Development Officer shall approve only those alterations to the existing building that are necessary in terms of ordinary maintenance and the requirements of the Alberta Building Code.
d. Signs shall be allowed in this District generally in accordance with Schedule 79A. Recognizing that commercial uses are allowed within the building the Development Officer may grant relaxations to both the sign regulations and Schedule 79A provided that the proposed sign is in keeping with the general historic character of the area and is similar to other signage encouraged by guidelines for signs and awnings of an historic character being followed by merchants in the area.
e. Lighting of this site shall be in accordance with Section 2 of the Land Use Bylaw.
f. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Section 50-79 inclusive of the Land Use Bylaw.
g. The Development Officer may grant relaxations to the regulations contained in Sections 50 through 79 of the Land Use Bylaw and the provisions of this District if, in his opinion, such a variance would be in keeping with the General Purpose of the District and would not adversely affect the amenities, use, and enjoyment of neighboring properties.
