Beaumaris - Lot 157C, Block 52, Plan to be registered

Bylaw 7101 (September 28, 1983)

To provide a district for semi-detached, duplex and row housing development so as to allow appropriate transition from the single detached development to the east of the site.

Lot 157C, Block 52, Plan to be registered, Beaumaris, Castle Downs.

a. Semi-detached and duplex housing developments.
b. Row Housing including linked housing.
c. Home Crafts
d. Daytime Child Care Services; and
e. Offices-in-the-Home
a. The maximum density shall be 27 dwellings/ha (10.9 dwellings per acre).
b. Semi-detached and/or duplex housing backing into the existing single detached development to the east of the lot such that no row housing shall be within 30 m of an RF1 District.
c. The maximum height shall not exceed 10 m (32.8 feet) or 2½ storeys.
d. The maximum total site coverage shall be 40% with a maximum of 12% for accessory buildings.
e. The minimum front yard shall be 6 m (19.7 feet).
f. The minimum rear yard shall be 7.5 m (24.6 feet).
g. Side yard shall be established on the following basis: Minimum side yards of 1.2 m (3.94 feet) each shall be provided except that the minimum side yard for buildings over 7.5 m (24.6 feet) in height shall be 2 m (6.6 feet) and further where the side yard abuts an RF1 District, the side yard shall be 20% of the site width or 4.5 m (14.76 feet).
h. Separation Space shall be provided in accordance with Section 58 of this Bylaw.
i. Minimum Private Outdoor Amenity areas, at grade, of 30 m2 (322.9 square feet) per dwelling unit shall be provided.
j. Except for developments where all dwellings have frontage on a public roadway, or those which contain less than 20 dwellings, a minimum of 2.5 m2 (26.2 sq. ft.) of Amenity Area per dwelling shall be provided and be developed as children's play space or other communal recreation space, and be aggregated into areas of not less than 50 m2 (538.0 sq. ft.).
k. Except for Housing developed for the purpose of accommodating senior citizens, dwellings shall be Family-oriented, in accordance with the requirements of Section 9, Clause (2), of this Bylaw.
l. Offices-in-the-Home shall be developed in accordance with Section 84 of this Bylaw.
m. Home Crafts shall be developed in accordance with Section 85 of this Bylaw.
n. Daytime Child Care Services shall be developed in accordance with Section 93 of this Bylaw.
o. Development in this district shall be evaluated with respect to compliance with the General Development Regulations of Section 50 to 79 of the Land Use bylaw.
p. A buffer strip of at least 6 m shall be required adjacent the RF1 area.
q. No parking in yard adjacent to the RF1 area.
