a. |
Professional Offices shall be limited to the development of a day care office support service intended to screen and approve private homes for the placement of children, primarily pre-schoolers. |
b. |
The maximum number of employees associated with the development of a Professional Office shall not exceed 4. |
c. |
In considering an application for the Use, "Professional Offices", the Development Officer shall ensure that any exterior renovation is limited to the existing building and shall maintain the single family appearance. There shall be no expansion of this Use Class beyond the building as existing at the time of adoption of this Bylaw No. 9082. |
d. |
Signage to identify the development of a Professional Office shall be limited to one, non-illuminated fascia sign, not to exceed a vertical dimension of 0.6 m (2.0 ft.) and an area of 0.74 m2 (8.0 sq. ft.). |
e. |
The minimum site area shall be provided as follows: |
|
i. |
360 m2 (3,875.0 sq. ft.) for each Single Detached Dwelling; |
ii. |
300 m2 (3,229.2 sq. ft.) for each Semi-detached or Duplex Dwelling; |
iii. |
200 m2 (2,152.8 sq. ft.) for each Row Housing and Dwelling which is not a Semi-detached Dwelling; |
iv. |
150 m2 (1,614.6 sq. ft.) for each Row Housing internal Dwelling; and |
v. |
800 m2 (8,611.1 sq. ft.) for each Apartment Housing or Stacked Row Housing development. |

f. |
The minimum site width shall be provided as follows: |
|
i. |
12 m (39.4 ft.) for each Single Detached Dwelling; |
ii. |
7.5 m (24.6 ft.) for each Semi-detached or Duplex Dwelling; |
iii. |
6 m (19.7 ft.) for each Row Housing and Dwelling which is not a Semi-detached Dwelling; |
iv. |
5 m (16.4 ft.) for each Row Housing internal Dwelling; and |
v. |
20 m (65.6 ft.) for each Apartment Housing or Stacked Row Housing development. |

g. |
The minimum site depth shall be 30 m (98.4 ft.). |
h. |
The maximum height shall not exceed 10 m (32.8 ft.) nor 2½ storeys. |
i. |
The maximum total site coverage shall not exceed 40%, with a maximum of 28% for a principal building and a maximum of 12% for accessory buildings. Where a garage is attached to or designed as an integral part of a dwelling, the maximum for the principal building is 40%. |
j. |
The minimum front yard shall be 6 m (19.7 ft.). |
k. |
The minimum rear yard shall be 7.5 m (24.6 ft.), except in the case of a corner site it shall be 4.5 (14.8 ft.). |
l. |
Side yards shall be established on the following basis: |
|
i. |
side yards shall total at least 20% of the site width, but the requirement shall not be more than 6.0 m (19.7 ft.) with a minimum side yard for buildings over 7.5 m (24.6 ft.) in height shall be 2 m (6.6 ft.); |
ii. |
on a corner site where the building fronts on the front yard, the minimum side yard abutting a flanking public roadway other than a lane shall be 20% of the site width, to a maximum requirement of 4.5 m (14.8 ft.); and |
iii. |
on a corner site where the building fronts on a flanking public roadway other than a lane, the minimum side yard abutting the flanking public roadway shall be 4.5 m (14.8 ft.). |

m. |
Separation Space shall be provided between two or more Dwellings or portions thereof on the same site, in accordance with Section 58 of the Land Use Bylaw. |
n. |
No parking, loading, storage, or trash collection area shall be permitted within a required yard. Parking, loading, storage, and trash collection areas shall be located in such a manner as to be screened from view from adjacent residential sites and public roadways in accordance with the provisions of Section 69.3 of the Land Use Bylaw. |
o. |
Any exterior lighting of the site shall be designed so that the lighting is directed away from the adjacent residential development, and the intensity of illumination shall not extend beyond the boundaries of the site. |
p. |
Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50-79 inclusive of the Land Use Bylaw. |
q. |
The Development Officer may grant relaxations to Section 50-79 of the Land Use Bylaw and the provisions of this District, if, in his opinion, such a variance would be in keeping with the general purpose of this District and would not affect the amenities, use, and enjoyment of neighbouring properties. |
r. |
Notwithstanding the above Clause, a minimum of 5 parking spaces shall be provided for the development of a Professional Office and these spaces shall be hardsurfaced in accordance with Section 67 of the Land Use Bylaw. Two of the required parking spaces may be provided within the existing garage. |
