Jamieson Place - south of Callingwood Avenue and west of 188 Street

Bylaw 8575 (July 22, 1987)

To provide a Site Specific Development Control District to accommodate medium density, single storey residential development consisting of row housing, linked housing and semi-detached housing with development criteria that will ensure that development will be compatible with surrounding residential development.

This District shall apply to a portion of Lot A, Block 37, Plan 832 2067, located south of Callingwood Avenue and west of 188 Street, as shown on Schedule "A" to Bylaw 8575, Jamieson Place, West Jasper Place.

a. The maximum site density shall not exceed 28.5 units per hectare.
b. The maximum height shall not exceed 5.5 m nor 1 storey, and the finished floor height shall not be higher than 1 m above finished grade.
c. The maximum total site coverage shall not exceed 40% with a maximum of 28% for a principal building and a maximum of 12% for accessory buildings. Where garages are attached or designed as an integral part of dwellings, the maximum for principal dwellings shall be 40%.
d. A landscaped yard, a minimum of 6 m shall be provided adjacent to the west property line. No parking, loading or storage shall be allowed within this yard.
e. A landscaped yard, a minimum of 7.5 m shall be provided adjacent to the east property line. No parking, loading or storage shall be allowed within this 7.5 m yard.
f. A landscaped yard, a minimum of 4.5 m shall be required adjacent to Callingwood Avenue and 57 Avenue. No parking, loading or storage shall be permitted within this yard.
g. The minimum landscaped yard of 6 m shall be provided for all dwelling units fronting on an internal roadway and not more than 50 percent of the yard shall be used for parking or loading.
h. Minimum Private Outdoor Amenity Areas, at grade, of 30 m2 per dwelling unit shall be provided.
i. Separation Space shall be provided between two or more dwellings in accordance with Section 58 of the Land Use Bylaw.
j. A Linked Housing or Row Housing building shall contain not more than 6 dwellings.
k. A uniform screen fence of a solid design 1.8 m high, shall be provided adjacent to the north and east property lines.
l. Any screen fence located adjacent to 57 Avenue or 189 Street shall be set back a minimum of 4.5 m from the property line and will be of a design complementary to the design of the principal buildings.
m. No vehicular access shall be allowed to the site from the roadways adjacent to the north, south or east boundaries of the site with the exception of emergency access.
n. Development shall comply with the following architectural guidelines:
 
i. exterior building finishes shall consist of brick or other textured masonry materials and cedar or other appropriate siding materials of durable quality, attractive in appearance and used either separately or in combination;
ii. roofs shall be sloped and of a residential character and finished with cedar shakes, asphalt shingles or clay tiles; and
iii. exterior finishing materials shall be limited to muted earth tones with strong colours limited to use as accents.
o. Vehicular parking shall be provided adjacent to each dwelling or designed as an integral part of the dwelling.
p. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50-79 inclusive of the Land Use Bylaw.
q. The Development Officer may grant relaxations to Sections 50-79 of the Land Use Bylaw and the provisions of this District if in his opinion, such a variance would be in keeping with the general purpose of this District, and would not affect the amenities, use and enjoyment of neighbouring properties.
r. In addition to the requirements of Section 55 of the Edmonton Land Use Bylaw restricting parking in residential areas, no recreational vehicles shall be stored on the site except in an area designated for such vehicles which is properly screened and landscaped.
a. Single Detached Housing in this District shall be developed in accordance with the provisions of the RF1 District of the Edmonton Land Use Bylaw.
b. Offices-in-the-Home shall be developed in accordance with Section 84 of the Edmonton Land Use Bylaw.
c. Homecrafts shall be developed in accordance with Section 85 of the Edmonton Land Use Bylaw.
