Oliver - 11211 - 99 Avenue NW

Charter Bylaw 18679 (January 21, 2019)

To accommodate the development of a Single Detached House on a small site.

This Provision shall apply to Lot 81, Block 12, Plan NB, located at 11211 - 99 Avenue NW, as shown on Schedule “A” of the Charter Bylaw adopting this Provision, Oliver.

a. The development shall be in general conformance with the attached Appendix to the satisfaction of the Development Officer.
b. The maximum Height shall be 11.0 m.
c. The minimum Setbacks shall be:
 
i. 1.8 m from the north Lot line;
ii. 1 m from the south Lot line;
iii. 0.8 m from the east Lot line; and
iv. 0.8 m from the west Lot line.
d. Signs shall be developed in accordance with Schedule 59A of the Zoning Bylaw.
a. The building shall be oriented to front onto 99 Avenue NW.
b. Exterior lighting associated with the development shall be designed, located or screened to reduce impacts on adjacent properties.
c. Rooftop Terraces shall have a minimum Stepback of 1.0 m from the east building Facade.
d. The building shall incorporate design techniques, such as, but not limited to, window location, windows above eye level, or Privacy Screening, to reduce direct line of sight into the windows and Amenity Area of the Dwelling on the property to the east.
a. Off-street Parking shall be provided in an attached Garage at the rear portion of the building with access from the Lane to the west.
a. A minimum of four shrubs shall be provided.
b. A solid screen fence, a minimum of 1.83 m in Height, shall be installed along the east Lot line, except within the required Setback from the north Lot line.
a. The adjacent City of Edmonton boulevard tree to the north of the Site shall be protected as per the City’s Corporate Tree Management Policy C456A to the satisfaction of the Development Officer in consultation with Urban Forestry.  In addition, a Tree Preservation Plan prepared by a certified arborist shall be submitted as part of the development permit application detailing the methodology and steps to be taken to preserve the City-owned tree along the adjacent boulevard, to the satisfaction of the Development Officer in consultation with Urban Forestry.
