Cromdale - 7701-112 Avenue South
Bylaw 15386 (March 23, 2010)
This Provision is designed to accommodate the use and preservation of the Ingebert Olson Residence, a Municipal Historic Resource. This provision allows a Residential use within the existing building, while ensuring that any future alterations or the construction of an Accessory building are compatible with the designation of this building as a Municipal Historic Resource.
This DC1 Provision shall apply to Plan 4587AK, Block 1, Lot 14, located at 7701 112 Avenue South, Cromdale, as shown on Schedule ”A” attached to the Bylaw adopting this DC1 Provision.

a. | All new development shall be accommodated within the existing Residence and to the rear of the property, and maintain the architectural character of the Ingebert Olson Residence, to the satisfaction of the Development Officer in consultation with the City of Edmonton Heritage Officer. |
b. | New development should be set back from the original side elevations and maintain the corner windows of the existing structure. |
c. | Any Accessory building to the rear shall be restricted to a garage or a garage with secondary suite, and be complimentary to the Ingebert Olson Residence. |
d. | A landscaped yard and a trash collection area shall be provided and developed in accordance with Section 55 of the Edmonton Zoning Bylaw. |
e. | Modifications to exterior features of the Ingebert Olson Residence that are regulated or preserved shall only be made in the event of necessary structural reinforcement or repairs, and shall conform to the provisions of the approved Municipal Designation Bylaw, and receive prior approval from the City of Edmonton Planning and Development’s Heritage Officer. |
f. | Secondary Suites shall comply with Section 86 of the Edmonton Zoning Bylaw. |
g. | Garage Suites shall comply with Section 87 of the Edmonton Zoning Bylaw. |
a. | These regulations ensure that the design of structural reinforcement or repairs, and cosmetic alterations will be sympathetic to the historical and architecturally significant facades of the Ingebert Olson Residence. The Development Officer shall have regard to the following regulations when reviewing development applications: |
b. | Any future development shall conform to the Standards and Guidelines for the Conservation of Historic Places in Canada” published by Parks Canada. |
c. | Any development shall conform to the requirements of the City of Edmonton Designation Bylaw 14586 and the General Guidelines for Rehabilitation from Policy C-450B. |
d. | The design and appearance of any additions and/or alterations shall complement the original historical building in scale, proportion, architectural style, detail and materials to the satisfaction of the City of Edmonton’s Development Officer and Heritage Officer. |
