Bylaw 15056 (December 17, 2008)

 

 

To establish a Direct Development Control Provision with Permitted and Discretionary Uses and Development Regulations equivalent to (CSC) Shopping Centre Zone, to accommodate larger shopping centre development intended to serve a community or regional trade area, and also to limit the size of individual commercial operations, ensuring that the development of this commercial site is compatible with the planned residential uses within the Eaux Claires neighbourhood.

Lots 2 and 3, Block 1, Plan 6215V; located south of 157 Avenue, and east of 97 Street, Eaux Claires, as shown on Schedule ”A” of the Bylaw adopting this Provision.

a. Notwithstanding Section 710.3, all development in this Provision shall comply with the requirements of Section 320.4, 320.5 of the Zoning Bylaw pertaining to the (CSC) Shopping Centre Zone, except as specifically excluded or modified by this Provision.
b. The maximum Floor Area of any individual business premises for all Uses within this Provision shall not exceed 8,000 square meters.
