Ambleside - 3804 Allan Drive SW and 2121 Austin Link SW
Bylaw 14965 (July 7, 2008)
To provide guidelines and regulations for the development of street-oriented row housing compatible in scale and character with the surrounding low density residential development. This provision allows a reduced front yard setback, an increase in height allowance to accommodate steep roof pitches and provides regulations to address non-project style row housing development along public roadway frontage with a rear lane.
This Provision applies to the lands legally described as Lot 52; Block 13; Plan 072 9436, containing approximately 1.6 hectares of land; located north of Anderson Way SW and east of Austin Link SW, Ambleside, as shown on Schedule “A” of this Bylaw adopting this Provision.

a. | Development shall be in general accordance with Appendix A: Conceptual Site Layout. | |
b. | The maximum number of units shall be 65. | |
c. | The maximum number of dwelling units per one row or grouping shall be 4. | |
d. | The maximum height shall not exceed 2.5 stories or 12.0 m. If the slope of the roof pitch is greater than or equal to 8/12, the height may increase to a maximum of 13.0 m. | |
e. | The maximum total Site Coverage shall be 45%, including Accessory Buildings. | |
f. | The minimum Front Yard shall be 4.5 m, except that the Front Yard may be reduced, to a minimum of 3.0 m when a landscaped boulevard strip between the curb and the walkway of the road cross section at the front of the lot is provided as per the City of Edmonton Design and Construction Standards. | |
g. | The minimum Site Depth shall be 30.0 m. | |
h. | The minimum Side Yard shall be 1.2 m, except that where the Side Yard abuts a flanking public roadway other than a Lane, a minimum of 4.5 m shall be provided. | |
i. | Bay windows may project into the Front or Side Yards up to a maximum of 0.6 m. | |
j. | The minimum lot width for end dwellings shall be 5.99 m, and the minimum lot width for internal dwellings shall be 5.2 m. | |
k. | Architectural projections or recession of the façade shall be incorporated in the design of the row housing units. | |
l. | On-site parking shall be provided in accordance with the following requirements: | |
i. | a minimum of two parking spaces shall be provided for each unit. These parking spaces shall not be permitted in tandem; | |
ii. | garages may be detached from the principal building; | |
iii. | garages shall be located a minimum of 2.75 m from the rear lot line and developed with a paved driveway; | |
iv. | garages shall be accessed by rear lane; | |
v. | the maximum Height for a detached Garage shall not exceed 5.0 m; | |
vi. | garages for each Row Housing end Dwelling shall be located not less than 0.79 m from the side lot line; | |
vii. | a hard surface walkway is required between the Garage and an entry to the Dwelling; and | |
viii. | all Garages must face the abutting laneway. | |
m. | Except as otherwise modified by this Provision, parking shall be provided in accordance with the requirements for single detached housing in Section 54.1 of the Zoning Bylaw. | |
n. | Individual and/or attached Garages shall employ design techniques such as one or a combination of the use of sloped roofs, variations in building setbacks and rooflines and/or other elements that minimize the perception of massing of the building. | |
o. | Except as otherwise modified by this Provision, Accessory Buildings shall be developed in accordance with Section 50 of the Zoning Bylaw. | |
p. | Landscaping shall comply with the requirements of Section 55, of the Zoning Bylaw. | |
q. | Bicycle parking shall be accommodated within each Dwelling. No additional outdoor or indoor bicycle parking shall be required. | |
r. | Development of this site shall be permitted in phases. | |
s. | Signs shall comply with the regulations found in Schedule 59A. |
