Strathcona - Hugh Duncan Residence - 8520 - 104 Street NW

This Provision is designed to accommodate the use and preservation of the Hugh Duncan Residence, a Municipal Historic Resource. This provision allows a commercial and a residential use within the existing building, while ensuring that any future alterations or the construction of an Accessory building are compatible with the designation of this building as a Municipal Historic Resource.
This DC1 Provision shall apply to Lots 6 and 7, Block 98, Plan I, located at 8520 - 104 Street, Strathcona, as shown on Schedule "A" attached to the Bylaw adopting this DC1 Provision.

c. | Fascia On-premises Signs, limited to one Sign on the west façade |
d. | Freestanding On-premises Signs, limited to two Signs, one in the Front Yard and one in the north Side Yard |
e. | Projecting On-premises Signs, limited to two Signs between the columns of the veranda, on the east façade |
a. | All development shall be generally in accordance with the Site Plan, as illustrated on Appendix 1. | |
b. | All development shall be accommodated within the existing Residence, as illustrated on Appendix 1, excepting the development of an Accessory building. The Accessory building shall be detached from the Residence, located in the "parking" area, as illustrated on Appendix I, will accommodate a maximum of two parking spaces, developed in accordance with Section 50.3 of the Edmonton Zoning Bylaw, and maintain the architectural theme of the Hugh Duncan Residence, to the satisfaction of the Development Officer in consultation with the City of Edmonton Heritage Officer. | |
c. | A maximum of two tandem off-street parking spaces shall be provided, in the location shown on Appendix 1. A loading space shall not be required. Two bicycle parking spaces shall be provided in accordance with Section 54.3.3 of the Edmonton Zoning Bylaw. | |
d. | A landscaped Yard and a trash collection area shall be provided, as illustrated on Appendix 1, and developed in accordance with Section 55 of the Edmonton Zoning Bylaw. | |
e. | Signs, and Lighting for Signs shall be integrated into the historical character of Hugh Duncan Residence, and shall comply with the following regulations to the satisfaction of the Development Officer in consultation with the City of Edmonton Heritage Officer: | |
i. | The Fascia On-premises Sign shall not exceed 0.09 m2. | |
ii. | The two Freestanding On-premises Signs shall not exceed 0.6 m2 with no portion of the sign projecting beyond the property line. The maximum Height of the Freestanding On-premises Sign shall be 1.8 m, including embellishments. | |
iii. | The two Projecting On-premises Signs shall not exceed 0.07 m2. The two Projecting On-premises Signs shall be suspended from the ceiling or entablature of the veranda and must be a minimum of 0.3m from any column, and 0.15m from the ceiling | |
f. | Modifications to the exteriors of the Hugh Duncan Residence shall only be made in the event of necessary structural reinforcement or repairs, and shall conform to the provisions of the approved Municipal Designation Bylaw, the Heritage Development & Design Regulations in Section 5 of this Provision, and receive prior approval from the City of Edmonton Planning and Development Department's Heritage Officer. |
These regulations ensure that the design of structural reinforcement or repairs, and cosmetic alterations will be sympathetic to the historical and architecturally significant facades of the Hugh Duncan Residence. The Development Officer shall have regard to the following regulations when reviewing development applications: | |
a. | Any future development shall conform to the "Standards and Guidelines for the Conservation of Historic Places in Canada" published by Parks Canada and also be approved by the Minister of Alberta Community Development. |
b. | Any development shall conform to the requirements of the City of Edmonton Designation Bylaw 13901 and Policy C-450A's General Guidelines for Rehabilitation. |
